Renting FAQ

Our application process uses a 10-point screening system. Applicants must score at least 7 out of 10 points to qualify for approval.

We understand that every applicant’s situation is different. For example, a lower credit score may be offset by strong income, stable employment, positive rental history, or other qualifying factors. Applicants who do not meet our preferred credit criteria but otherwise qualify may still be approved, subject to additional conditions such as an increased security deposit, if permitted by applicable law.

Processing Times

Please allow for 2 business days processing time after subitting FULL application with required documentation (proof of income, etc.)

Occupants & Who Completes an Application

All adult occupants must complete an application and authorize screening, regardless of whether they will be financially responsible for the lease.

At least one financially responsible applicant must meet the required credit, income, and background screening criteria. Other adult occupants may not need to meet the same income or credit standards, but they must still complete the application process so we can verify identity, rental history, background, criminal history, and any other required screening items.

All occupants under 18 years old must be listed on the application, but they are not required to complete a separate application or undergo screening.

Fees

All application fees are non-refundable

Income

Gross income per month should meet or exceed 2.5x of rent.

Credit Score

Minimum credit score of 600 required. Credit scores of less than 600 will be considered with a double deposit.

Typical Standards

Strong applicant

  • 2+ years rental history

  • No evictions

  • Good payment history

  • Income 3x rent

Moderate applicant

  • 1 year rental history

  • Good credit

  • Strong income

First-time renter

  • No landlord history

  • May require higher deposit, co-signer, or stronger income

Residential History

A minimum of 2 years residential history are required and will be checked.

Pets / Animals

We require EVERYONE to complete a third-party screening and review process. This quick and easy process ensures we have your pet and animal-related policy acknowledgments, pet/animal history and records, and legal attestation of truthfulness and accuracy on file. Everyone must complete the screening process. This is not only for pet and animal owners but also for residents and applicants that DO NOT own a pet or animal. This is also required for no pet properties.

Criminal Background Check & Eviction History

We complete a criminal background check and eviction history on all applicants. When looking at an applicant’s criminal history, the type of offense, the severity of the offense, and the length of time since the offense occurred is considered.
